Does the 639/mon include tax? Assuming 57% residual and 2.88% rate (Lease numbers for December) The base monthly payment is about 562. You would need to add NJ state tax to that base monthly payment. So at first glance, I think you can do better. Unless you are really focused on keeping your monthly payment down, I would not put that much down on a lease.

I would add that now is the best time to lease a Bimmer. Dealers want to move inventory and they have holiday cash credit. GL

i think it does include tax im pretty sure but im trying to be at like a 500 to 550 payment so the 562 would be fine and yeah me either i usually only put at most 2000 down

They discounted the car $3K, which is similar to the discount I just secured on mine. So that is good. Based on a sales price of 51300 though, the lease payment should be lower than 639. Sounds like there are some additional costs added to the lease. Thats not so good. If you are trying to be at 500-550, thats not going to happen because you need to factor in your state tax.

IMO, I would not put that much down on a lease, I think you can do better. 3500 plus the credit will be 5000 down.... They must of made your MF higher to yield that payment. If i were you and had 3500 to throw down, I would much rather put it in multiple security deposit, lowering your monthly payments and you get it all back at end of lease.
