Gut Reno - What Extra Features To Plan For?

Going to get started on a gut reno this summer.

This is a small 17x34 attached NYC house. I’ve got my design for kitchen, bath, and rooms planned out already.

What extra features do you all recommend adding in? Anything you guys wished you had done in hindsight?

578 sq ft? I'd say first thing to do is make it bigger. Cuz you ain't got no room for "extra".

I would definitely do radiant heat (water, not electric) under the tiles in the bathroom(s) and kitchen if you haven't planned that already.

Hydronic radiant heat everywhere in the house. I’m OVER the shitty steam radiators.

The house is 2 floors, so 1200sq ft or so. The basement will be fully finished in another year.

I’m more looking for ideas/advice on planning ahead for further developments. I’m gonna build a box along the basement ceiling front to back with access panels and pipes inside to later run any electrical wiring or pex for floor heating in the garage out back if I decide.

Is there any low voltage prewiring that I should run for future changes? I want to run as much as I can while the walls and ceilings are down. Maybe i’ll run tubing to snake wires through.

1. high ceiling makes rooms appear bigger
2. pocket doors
3. dedicated section in wall to run all pipes from basement to upper floor.
it should align on each floor.

Add 20 percent. I’ve already blown that but there cannot possibly be 2 of my wife out there. Finishing the basement to get another hang out space. Just at the plan submission and permitting faze and it’s already out of hand but I’m too far down the road to stop now.

Run the extra pipes for a hot water loop to every faucet, or else pull enough electric power to each one to run an on-demand electric water heater at every outlet. I *hate* standing in front of a faucet waiting for the hot water to arrive, and would not want to waste that water if I lived in California where water costs more than gasoline per gallon.....

One of the whole house on-demand systems that I was looking at a few months ago had "hot water" buttons that you could place near one or more fixtures. Push the button, and it will run the pump until the return water temperature is warm and then turn it off. Just push the button as you go into the restroom, and the water will be warm by the time you're done and want to wash your hands.

With the low-flow dishwasher that we have, my DW has to run the kitchen sink hot water before starting it up so that it has hot water to use.....

Can you help a noob out with a link to understand the use?

I can definitely run the conduits and snake wires in afterward. Just need to think of strategic placement for the rooms.

Anyone have experience with the Lochinvar Noble boiler? Wondering how long they last vs a conventional boiler.

@rcracing are you referring to their combi/tankless units? The biggest benefit to anything tankless is space. They will cost more to install and can be harder to service due to the design, parts availability and finding people who are familiar with them. I've installed dozens of them and they're great units. Gotta weigh the benefits of space savings and efficiency. Fwiw a conventional boiler will be relatively trouble free for nearly 20 years and if there is any issues any basic plumbing supply with have the parts. Nothing worse than not having hot water during the winter because you're waiting for parts.

its a good brand.

Weil Mclain is also good and they also have hot water heaters
