No start no crank, 06 325xi

Good Morning Everyone

Just wondering if anyone has any ideas of whats happening to my car. Last night, I came out of my friends house. Tried to start the car. Nothing, everything turned on radio, lights and everything. Push the start button and nothing. I can hear the fuel pump priming. I checked the fuses, they all seem ok. The battery showed a reading of just under 12 volts. My friends and I also tried giving it a boost. Still nothing. I just got it towed home after that. I'm guessing it might be the starter, but its just a guess. Wondering if anyone had similar situations or might know something else i can check. Thanks

Did you check the battery terminals for corrosion?

sorry for my terrible spelling in the title. But the terminals seemed fine, there was no corrosion.
