Trunk Leak

Opened the trunk on my 2018 F90 M5 today and found water on the floor. I can't see any obvious holes in the rubber seals but there is a lot of water pooled up at the bottom of the seal near the bumper. Has anyone else had this problem and is there a simple solution?

I have the BMW extended warranty but don't know if it will cover this.

Images attached. The top gutter looks crusty and full of crap but the water is getting in at the bottom of the trunk lid. Battery tray is dry thankfully but the battery top is moist, probably because the water has transferred through the carpet.

Can't this be condensation ?

The battery gets warm and the cold metal around it creates condensation.

On picture 4, it's crazy to see how dirty is the rubber. I can even spot some moisture.
For sure, this car is not kept in a closed garage.

For sure, this car is not kept in a closed garage.
Unfortunately I don't have a garage so it's left out in the elements.

I doubt it's condensation, the car hasn't been driven in 3 weeks and there was enough water on the carpet to completely soak a baseball cap that was lying in there.

I don’t know exactly but replacing all those rubber seals probably isn’t very expensive or difficult so I’d just do that.

Not sure warranty would cover this but can always try.

I agree with replacing the gasket all around. I don’t know how the gasket is held in place but you can pull it slowly and see if there is a spot were is bent. In other cars the rubber has moldable metal that holds it in place and looking for rust will give you an idea where the water is coming from. I would check all other seals too just as preventive measure. Investing in a car cover would be a good way to prevent the elements from hurting your ride.

I had a similar issue on an M6 and it was the centre brake light seal leaking which I realise you don't have on the M5. If I was you I'd clean that top seal and then take off the inner trim from the trunk lid to give you a better view of where the water is coming from. Looking at where the water is coming down the trunk I suspect it will either be from the around the rear lights or from the reverse camera.
You should also check that water isn't pooling under the battery as it was on mine and started to cause electrical shorts once it got up to a certain level.

Get in the trunk with a bright light and have someone hit it with a water hose. You should be able to get a better idea.

I had to do that on a new car 20 years ago. The leak was obvious once you were inside. I took it to the dealer and showed them where. Fixed under warranty.

Sort of.

I took it to the dealer and they found no leaks. They did say that the top seal was covered in moss and gunk (see my pics) and they cleaned that and it hasn’t leaked since.
