What you guys think of this deal on a 2019 m5 comp demo with 2,809 miles on it
$1100 a month with 7 msd and NY taxes included
$10k due at signing ( 1st Payment, 7 msd of $7,700 and $1200 fees) 10k/36 month lease
Sticker is $127,435 car
I know it's an amazing deal but it is a demo. Should I be pushing for more?

Hate to say it, but not even close to an amazing deal. You should be well under $1K on a demo car. My sticker was only $2500 less and I am within $100 of your monthly with $2K out of pocket. Bought it Friday FYI.

for putting down that much msd, i think no. Based on what other members are paying (iirc, i didn't see them mention MSD) i'd say you can do better.

I'm thinking of getting the M5 or M8 when my lease is up next year and I'm definitely getting the tire and brake package!
Got the brakes and wipers package for $700 on M5C and I drive it like it's supposed to be driven. Couldn't be happier! I was told the brake job is around $2500+.

Gonna be hard on a 2020, even sitting on a lot... It just came out recently... Now, if you find a 2019 sitting on the lot? Bargains can be had for sure...

I got roughly 9.5% off on a 2020 that I ordered 2 mos ago. It was a purchase though not a lease.

10% is easily doable on a 2020 with the right dealer. Final negotiated price has nothing to do with lease to purchase. Negotiate the best and then work on the lease numbers.
