I'm in the market for used M5 and was hoping to get some helpful hints from those who are experienced with these beasts. I'm considering a 2018 and has <40k miles and is under warranty, but out of maintenance coverage. I attached a pic from Edmunds saying the 3rd year is high maintenance? Is that due to wear parts like pads/rotors or other maintenance?

No maintenance is fine. Just don't get your services done at a dealership. I wouldn't buy a modern BMW that has no warranty, so I guess you're fine.

Couple of thoughts:

I would not own these cars out of warranty.

Have the service history pulled for the car so you can better understand any warranty work performed on the car as well as a confirmation that service history has been performed as scheduled.

Get a Carfax.

If you have a trusted Indy shop, have them perform a PPI as they will be able to take a good look at the car and possibly detect if the car has been tuned.

Explore CPO.

I'm in the same boat as you... was going to pull the trigger this month since December is where they give out the most incentives but due to COVID-19 that is no longer the case and we are currently on a sellers market not a buyers market so I'm going to hold on a little longer...it's sucks since during the warm weather it is also a sellers market. I'll check the market in February again since probably by that time the LCI would have already flooded the market.

I would defo check disks, pads are cheap but disks not so much!

Like brava09 said checking for a tune is a good idea
