There are about 30 months left on the lease and 800 miles per month--the monthly mileage can be increased online at any time.
The cash incentive is quite literally cash in your hand used to offset the natural monthly lease payment as you see fit (typically, folks amortize it and reduce their effective monthly payment to the $$ figure posted).
I leased the car from Momentum BMW in Houston, TX 6 months ago. It's in perfect condition and has many desirable aesthetic aftermarket mods--they're all free including the OEM tires. I'm swapping the car solely because I want an M8--this is my second F90, I sold the lease on my 2019 M5 Comp because of mileage.
