There had to be some spray or coating I can put on to not have this issue again.

imho, there are two options, either you do a cleaner and a treatment, like leatherique;
the cleaner
the entire kit
another option, which is what im using on my 7 series with ivory white
only thing thats keep the work load down on it has been this
and considering the wear from me and my clients its been phenomenal
