Yeah, $796 ($778-$796) is what I noted. I refer to the "base payment" to include the rent and interest combined. Since you don't have sales tax in Oregon (lucky!), that is your monthly payment. In PA, it would be "base" plus 9% tax=monthly.
I wasn't aware of your $1k cap cost reduction to reduce your upfront MSD. I know the "trick." But what's really $700 more in MSD when it's completely refundable. That $1k will be lost and you'll have to pay tax on it as a dp (at least in PA you do)
